What to Check (and Clean) During Your Pre-Delivery Inspection in Toronto

Your Pre-Delivery Inspection is your chance to catch builder deficiencies — but it's also a good time to assess what cleaning will be needed before move-in. Here's how the two connect.

For new condo and home buyers across Toronto and the GTA, the Pre-Delivery Inspection (PDI) is a critical step before taking possession — it’s your opportunity to document deficiencies with the builder before the warranty clock starts. It’s also a useful moment to assess what cleaning will be needed once possession begins.

What a PDI Typically Covers

  • Checking all appliances function properly
  • Inspecting walls, floors, and countertops for damage or defects
  • Testing windows, doors, and locks
  • Confirming fixtures (lighting, plumbing) are installed and working correctly

Where Cleaning and Inspection Overlap

During a PDI, it’s common to notice adhesive residue from protective film, dusty vents, or grime in corners that’s easy to mistake for damage but is actually just construction residue. Distinguishing between “this needs cleaning” and “this is a builder deficiency” helps you document your PDI accurately.

What to Note for Your Cleaning To-Do List

  • Areas with heavy dust buildup (especially vents, light fixtures, and closets)
  • Adhesive or protective film left on surfaces, appliances, and windows
  • Debris in tracks — window tracks, sliding door tracks, and closet door tracks
  • Any construction materials or leftover debris in storage areas, lockers, or garages

After Your PDI: Booking the Clean

Once your PDI is complete and any urgent items are noted with the builder, scheduling a full post-construction clean before your furniture arrives ensures you’re not cleaning around boxes and furniture on move-in day.

My Canada Cleaning helps Toronto and GTA new-build buyers schedule their post-construction clean right after PDI, so the unit is ready the moment you take possession.
