Security technology has become standard in many Toronto short-term rentals, but Airbnb has specific, strictly enforced rules about what kinds of devices are allowed and how they must be disclosed. Getting this wrong can result in listing removal, regardless of good intentions.
What’s Generally Allowed
- Smart locks for keyless entry, widely used and expected by many guests for convenience
- Noise-level monitoring devices (sound decibel monitoring only, not audio recording) in common areas, disclosed in the listing
- Exterior security cameras covering entry points, doorbells, or shared areas — but never covering private spaces like bedrooms or bathrooms
What’s Strictly Prohibited
Airbnb’s policy prohibits any recording devices — audio or video — in private spaces such as bedrooms, bathrooms, and any other space guests would reasonably expect complete privacy in. This applies regardless of intent; even a device installed for “safety” in these areas violates policy.
Disclosure Requirements
Any exterior camera or noise monitor must be clearly disclosed in the listing before a guest books — Airbnb requires this disclosure regardless of whether the device is currently active, and failing to disclose is treated as a serious policy violation.
Why This Matters Beyond Compliance
Beyond the platform rules, guests are increasingly attentive to privacy concerns when booking, and clear, upfront disclosure about any security devices builds trust rather than creating suspicion during or after a stay.
Balancing Security and Guest Comfort
The most effective approach for Toronto hosts uses exterior-only security (smart locks, entry cameras) paired with clear house rules, rather than trying to monitor guest behaviour inside the unit — which is both against policy and generally unwelcome to guests.
My Canada Cleaning’s Airbnb management helps Toronto hosts set up compliant, guest-friendly security systems that protect the property without crossing Airbnb’s privacy rules.
