Many GTA agents are happy to recommend a cleaning company, but they hesitate because they don’t want to become the middleman for scheduling, key handoffs, or billing disputes. A clear process keeps the referral simple for everyone.
Step 1: The Referral
- The agent shares the company’s contact details with the seller
- The seller books directly, or the agent sends property details and the closing date
- The company confirms scope, date, and price in writing
Step 2: Scope and Quote
- Property type, size, and number of bathrooms
- Whether the home is occupied or empty
- Any special areas: garage, basement, balcony, appliances
- The date of listing, inspection, or closing
Step 3: Access and Keys
- Lockbox codes, building fobs, or a key exchange arranged with the seller or agent
- Notes on parking, elevator bookings, and building rules for condos
- Confirmation of who will be on site
Step 4: The Clean
- The team completes the agreed checklist
- Photos are taken of the finished property for documentation
- Any issues found, such as damage or leftover items, are reported to the seller and agent
Step 5: Invoicing and Payment
- The seller is billed directly by default
- If an agent wants to cover the cost as a client gift, the company can invoice the agent instead
- Terms should be clear upfront so there are no surprises
What Agents Should Ask a Provider
- Are you insured, and can you provide proof?
- How do you handle key security?
- Can you work on short notice around showings and closings?
- What happens if something is damaged or missed?
What Agents Gain
A smooth referral means fewer complications close to closing, happier clients, and a partner they can rely on repeatedly.
A Note on Disclosures
If an agent receives a referral fee or any benefit from a referral, they should check their brokerage’s policy and applicable rules on disclosure.
My Canada Cleaning works with Toronto and GTA agents using a simple, transparent process, so referrals never turn into extra work.
