In the final days before closing, sellers in Toronto and the GTA juggle a long list of tasks. Cleaning is often left to the last minute, which is when it’s most stressful and most likely to be skipped or rushed.
Two to Three Weeks Before Closing
- Confirm your closing and possession dates with your lawyer
- Book your movers
- Book your cleaning company now, especially if closing falls near month-end
- Begin decluttering and donating what you won’t move
One Week Before
- Confirm the cleaning date with your provider
- Arrange access for the cleaners if you won’t be present
- Notify utilities of your move-out date
- Start packing non-essentials
Two Days Before
- Finish packing everything except daily necessities
- Confirm the mover arrival time and the cleaning crew’s start time
- Take photos of the home’s condition for your records
Moving Day
- Movers load and empty the home completely
- Do a quick walkthrough to make sure nothing is left behind
- Cleaning crew starts once the home is fully empty
Day of Closing or the Day Before
- Final walkthrough with your agent if requested
- Confirm the home is clean, empty, and in the condition set out in the agreement
- Return or hand over keys according to your lawyer’s instructions
Why the Order Matters
Cleaning before the movers finish means dust and footprints return. Cleaning after the home is empty means a proper, complete clean that lasts until handover.
If Your Timeline Gets Tight
Tell your cleaning provider as early as possible. A good company will explain what can realistically be done in a shorter window.
A Note on Your Agreement
Check your Agreement of Purchase and Sale for what condition the home must be left in, and ask your lawyer or agent if anything is unclear. This is general information, not legal advice.
