Best Time to Book Move-Out Cleaning in Toronto: A Seasonal Moving Guide

Toronto's moving season gets busy fast. Here's when to book your move-out cleaning to avoid last-minute stress — and higher prices — across the GTA.

Toronto has one of the busiest rental markets in Canada, and moving activity follows a predictable seasonal pattern. Knowing when demand peaks can help you book your move-out cleaning early enough to avoid scrambling in the final days before your lease ends.

July 1st: Moving Day

Ontario’s unofficial “Moving Day” falls around July 1st, when a huge share of leases turn over across Toronto, North York, Scarborough, and the surrounding GTA. Cleaning companies, movers, and truck rentals all get booked out weeks in advance around this date. If your lease ends near July 1st, book your cleaning at least 2–3 weeks ahead.

End-of-Month Rush

Even outside of Moving Day, the last few days of any month are consistently the busiest for movers and cleaners, since most leases run on a monthly cycle. Mid-month moves are easier to schedule on short notice than move-outs happening on the 28th–31st.

Student Move-Out Season (April–May)

With several universities and colleges in and around Toronto, late April through May sees a surge in student apartment and condo turnovers. If you’re a student or landlord dealing with a student rental, book early — this window fills up fast.

Winter Moves

December through February are typically the quietest months for moving in the GTA, which means more flexible scheduling and, often, better availability for same-week bookings.

Our Recommendation

Whenever possible, book your move-out cleaning as soon as you have a confirmed move-out date — ideally 1–2 weeks in advance during peak season (April–May and late June/July), and about a week in advance the rest of the year.

My Canada Cleaning serves clients across Toronto and the GTA year-round, with priority booking available for Moving Day and student turnover season.
