The Listing Prep Calendar for GTA Agents: Where Cleaning Fits Between Painting, Staging, and Photography

Clean too early and the dust comes back. Clean too late and you delay the photos. Here's a simple sequence for getting a listing ready without wasted steps.

Listing prep involves a lot of moving parts: repairs, painting, staging, photography, and marketing. For agents in Toronto and the GTA, getting the order wrong is one of the most common ways to waste a seller’s money and time. Cleaning is especially sensitive to timing.

A Suggested Sequence

  1. Declutter and remove personal items. Cleaning is faster and more effective when surfaces are clear.
  2. Repairs and painting. Finish all trades first, since they create dust and mess.
  3. Deep clean. Once the last tradesperson leaves, clean top to bottom so the home is truly reset.
  4. Staging. Furniture and décor go in after the clean, so nothing gets moved or marked.
  5. Light refresh. A quick touch-up right before photography removes footprints and dust from staging.
  6. Photography and launch. The home is at its best for the camera.
  7. Maintenance cleans. Refresh before open houses or busy showing weekends as needed.

Why Order Matters

  • Cleaning before painting means doing it twice
  • Staging before cleaning means cleaners work around furniture and risk missing areas
  • Skipping the pre-photo refresh often shows in high-resolution images

A Sample Timeline

  • Two weeks before launch: Confirm the seller’s goals, book trades, and book your cleaning company
  • One week before: Finish repairs and paint
  • Three to four days before: Deep clean
  • Two days before: Staging
  • Day before photos: Light refresh

Tips for Working With Sellers

  • Give sellers a simple written schedule so they know what’s happening when
  • Confirm access, keys, and any alarm codes in advance
  • Ask your cleaning provider to send photos of the finished result for the seller’s records

What About Occupied Homes?

If the seller is still living there, a pre-listing presentation clean can happen around their belongings, with the deeper clean saved for after they move out.
